My strategy is simple, but powerful and time tested. I have invested in quality properties  in New Jersey, Pennsylvania and Florida to achieve a high level of “economies of scale" for my acquisitions. My $2.5 million portfolio includes  Condos and 1-4 unit properties in New Jersey and Florida.  In the near future I  intend to move into commercial properties, including mixed use Buildings, strip malls, office buildings and larger multi family buildings through out the country.   

My acquisition criteria is to BUY RIGHT, that is, to acquire properties with the right blend of location, quality, growth trends, rental upsides.... and PRICE. My long term investments are typically held and effectively managed for 2 to 5 years until each property's value matures. My acquisitions typically create reasonable initial cash flows in the short term (7% -8%, annually), with expectations of solid profits upon resale.

In addition to monthly cash flow performance, each property offers the benefits of the three "Hidden Angels" of  real estate ownership:

  • tax benefits (through depreciation)
  • monthly reduction of mortgage debt (typically 1.5% + per year)
  • increases in value based on annual tenant rent increases
